About the Role

Space Urban are currently seeking an experienced Senior Property Manager to join our team in Somersby to be responsible for servicing the freehold and leasehold portfolio with the objective of providing quality services to maximise asset performance. This role is supported by a strong internal legal, finance and accounting team.

Reporting to the Space Urban CEO, you will be responsible for:

  • Securing new tenants by canvassing your existing network and using other various marketing forms
  • Creating and implementing pro forma company leases for each state
  • Managing and driving Land Tax objections and implement strategies around cost optimisation
  • Recovery of rental arrears and outgoings
  • Negotiating and administering leases and rental reviews
  • Assisting in maintaining accurate accounting records for invoicing purposes
  • Expense analysis and cost reduction exercises
  • Solving issues and complaints
  • Liaising with Maintenance and Facilities Manager to ensure all properties are well presented and maintained to a high standard, whilst keeping expenditure to a minimum
  • Completing market rent reviews
  • Assisting in evaluating potential site acquisitions and due diligence information
  • Providing base data for and assisting with property valuations
  • Managing and mitigating vacancy in portfolio
  • Undertaking regular inspections of properties to ensure compliance
  • Managing ingoing and outgoing reports and making good works/obligations
  • Creating and maintaining a register of bank guarantees, security deposits and Certificates of Title and maintaining a register of all insurances required to be effected
  • Managing negotiations on all new lettings, lease renewals, rent reviews, assignments and sub lettings

 

About you 

To be successful in this role you will have:

  • Minimum of 8-10 years’ experience in a similar role including with property and asset management systems
  • Knowledge of leases and ability to interpret leases and licenses and other property documentation
  • Excellent time management and organisational skills with the ability to manage workflow and priorities and meet deadlines
  • Excellent report writing, interpersonal and communication skills
  • Experience and sound ability to read, interpret and understand architectural plans, building designs and basic engineering concepts
  • Excellent Microsoft Office experience (Excel, Word, Outlook, Powerpoint, Visio, Project, Teams, Sharepoint)
  • The ability to work autonomously and navigate pathways independently
  • Excellent attention to detail, organisation and time management skills
